Logically, the best protection to asphalt is to provide a barrier coating that will resist all of the damaging elements that destroy the asphalt pavement in the first place. The refined coal tar pitch composed primarily of stable aromatic, closed ring compounds meets such criteria.
BMIR sealing uses a refined coal tar based sealer that seals out the damaging elements of weather and chemicals and keeps the vital oils and plasticizers locked in the asphalt pavement to keep them flexible and functional. Our sealer is water based and dries with a matte finish. The matte finish accentuates the home and boosts curb appeal.
Asphalt is easily attacked and degraded by the sun's ultraviolet rays and the process begins as soon as new pavement is installed. First, the surface oils break down and dissipate, then the process continues down to the deeper layers of the pavement. As a result of this process, the aggregates break loose and cracks start to develop. Water is then able to penetrate through the cracks and in turn damages the pavement through the subsequent freeze and thaw cycles we experience. This accumulation of moisture is the greatest cause of pavement distress.
BMIR Sealing uses Hydrostop Sealer which is a clear, water based sprayable liquid which activates a water repellent effect on the surfaces of concrete. Hydrostop Sealer works better and lasts longer than conventional sealers because it contains a unique blend of silane and slogan compounds which chemically react with silicates below the surface of the substrate. This reaction forms an insoluble, water-repellent barrier within the surface that cannot wear away, fade, yellow, crack or peel. The finished application is virtually invisible, leaving the surface with its original appearance and breathability.
